Favorite New San Diego Homes for Sale under $500K
Every now and then I like to bring you my favorite homes that have just hit the San Diego market and typically I choose properties under $500,000. First, those are the houses that sell first and the fastest. Second, it’s a price that many out of state buyers who think they can’t afford California begin to think about moving to California.
My criteria is tough. No tenant-occupied homes, no bank owned homes with rare exception and NEVER a short sale home. They are a total waste of your time and my time. These are homes that are for sale by regular people and all are traditional sales ~ every seller has equity in their home.
I require that the property be a minimum of two bedrooms and two bathrooms and it has to be on lockbox. This is because if you like these homes and ask me to show you one, I can make that happen easily. And each has to be still for sale, listed in the last seven days only and is not priced higher than $500,000. The whole county is up for grabs, all 4,000 square miles of it.
This week’s winners cover inland and one in Chula Vista. Not too many that I would call “coastal” homes, but some terrific bargains and many remodeled San Diego houses, ready for immediate purchase and occupancy.
My favorite is a house I toured extensively and my buyer chose not to buy it. But it is my favorite new listing in the whole county of this past week: 4645 30th Street. A stunning remodel on a 3 bedroom, 2 bathroom bungalow with Frank Lloyd Wright colors, a great backyard and one-car detached garage. It’s in a hot spot of Normal Heights, on 30th, so it’s got a lot of busy commercial businesses around it. Want to walk to bars, restaurants and parks? Want a deal on a gorgeous home? This is a house that I would love to sell you. As my gramma Cleo used to say, “what a honey of a house!”
